Methodology

End-to-end roof rehabilitation.

Step 01

Failure diagnosis

Every rehabilitation begins with a documented site survey: water-ingress mapping, infrared thermal imaging where required, core sampling to identify substrate condition, and assessment of existing membrane chemistry to inform compatibility of overlay systems.

Step 02

Surface preparation

Surface preparation is the single largest determinant of long-term performance. We remove failed coatings and contaminants by diamond grinding, shot blasting, or vacuum-assisted scarifying, then verify substrate moisture, pH, and profile before priming.

Step 03

Concrete and substrate repair

Spalled and delaminated concrete is removed and reinstated with EN 1504-compliant polymer-modified repair mortars. Exposed reinforcement is cleaned, passivated, and re-cover-checked. Substrate levels are corrected before the overlay membrane.

Step 04

Joint, crack, and detail treatment

Construction joints, movement joints, and dormant cracks are detailed with reinforcement bands, sealants, and where required, polyurethane injection — establishing a continuous waterproof envelope before the main membrane is applied.

Step 05

HVAC, drain, and penetration detailing

HVAC kerbs, drain bowls, parapet upstands, and pipe penetrations are detailed with reinforced corner bands and elastomeric flashings. Every penetration is treated as a discrete waterproofing detail with documented method.

Step 06

Pure polyurea rehabilitation overlay

Hot-spray pure polyurea is the primary overlay system — applied by GRACO Reactor as a seamless, fast-cure, fully-bonded membrane that bridges existing substrate movement and returns the roof to service within hours of application.

Step 07

Replacement waterproofing systems

Where existing membranes are beyond rehabilitation, we strip back to substrate and install replacement systems — bitumen membrane, liquid polyurethane, or polyurea — specified to the asset class, exposure, and service life requirements.

Step 08

QA / QC and warranty

Every project is documented end-to-end: substrate logs, primer DFT, membrane DFT, adhesion pull-off testing, holiday detection, and flood testing where applicable. Project warranty is issued on handover with the full QA record.
